Onboard JV Partner

1. Onboard the JV Partner

Securing a JV Partner
We begin by partnering with an investor who covers 50% of the total property cost, with a fixed 20% return on investment (ROI) realized at refinance. This ensures the JV partner benefits from a clear, defined return.
Deal Sourcing Begins
Once the JV partner is confirmed, we start searching for the ideal property, focusing on refurbishment opportunities that can significantly increase in value.

2. Find the Property

Property Criteria
We look for undervalued properties with the potential to achieve around 30% on cost upon completion.
Due Diligence
Our team conducts an in-depth appraisal, analyzing the local market and financial feasibility of the deal.
Fractional Investor Funding
When a promising opportunity is identified, we raise additional finance from fractional investors—detailed in Step 3.

3. Raise Finance

Fractional Equity
Of our 50% share, 37.5% is funded through fractional investors, who collectively own a portion of the profits.
Profit Split
Fractional investors receive 66.67% of net proceeds allocated to LL, while we retain 33.33%. This includes:
1. Refinanced Cash (post-refurb)
2. Sale Proceeds (when the property is sold)
3. Rental Income (paid out upon the final sale, unless otherwise agreed)
Expected Return & Payouts
We aim to provide 20%+ ROI per deal for fractional investors. While not guaranteed, our experience and diligence help target strong returns. Investors receive payouts twice:
1. After Refinancing
2. At Final Sale

4. Buy, Refurb, Rent, Refinance

Acquisition
With the JV partner and fractional funding in place, we acquire the property at an attractive price.
Refurbishment
Our construction and project management expertise ensure cost-effective renovations designed to boost both rental and resale value.
Tenancy
Once refurbishment is complete, we rent the property—aiming for premium rental rates.
Refinance
After stabilizing rental income, we arrange a refinance based on the increased valuation.
LL’s Expertise
We leverage our seasoned industry knowledge so you don’t have to manage day-to-day complexities.

Refinance Proceeds
We typically refinance up to 75% of the property’s new, post-refurb value.
Settling the JV Partner
The JV partner is paid back their capital plus a 20% ROI, ensuring a clear, defined exit for their share.
Fractional Investor Split
Remaining funds are divided 66.67% to fractional investors and 33.33% to LL.

6. Hold Period

Maximizing Returns
We generally hold the property for up to 3 years, selling 1–2 years after refinancing if market conditions favor a profitable exit.
Professional Management
LL handles all property management, including tenant relations, maintenance, and financial reporting.

7. Second Payout (Sale Event)

Exit Strategy
Upon deciding the time is right, we sell the property to fully realize its appreciated value.
Final Profit Sharing
Net proceeds are again split 66.67% to fractional investors and 33.33% to LL. Fractional investors also receive any outstanding rental income before finalizing their exit.

Escrow
